Turnkey Construction

You hire us once.
We handle everything else.

When we say turnkey, we don't mean we hand you a pretty building and wish you luck. We mean we take the whole project off your hands.

Permits? We pull them. Inspections? We schedule them. Need a plumber, an electrician, an HVAC crew, a concrete team? We hire them, we vet them, we make sure they show up when they say they will. You don't have to chase anyone down. That's our problem, not yours.

You shouldn't have to become a part-time project manager for your own home or your own business. You have a life to run. A farm to operate. A company to grow. The last thing you need is to spend your Tuesday morning on hold with the county building department because somebody forgot to file the right paperwork.

So we do all of it. One team. One phone number. From the first permit application to the final walkthrough, you deal with us. When we say we'll hand you the keys, we mean the building is done, the inspections passed, and everything works. You walk in and start your life.

That's what turnkey means to us.

You could manage it yourself. Most people regret it.

Here's what a build looks like without a turnkey contractor. You pull your own permits, or you hire someone who says they will and then doesn't. You call the county three times to figure out what's missing from the application.

Then there's the scheduling. A concrete crew, an electrician, and a plumber, and you hope they don't all show up the same morning. Or worse, none of them do. A week disappears because somebody forgot to schedule the rough-in inspection before the drywall went up.

That's the version of construction most people know. We exist so you never have to deal with any of it. One phone call. Tell us what you need. Then go back to running your business, your farm, or your family.

One team. One number. No runaround.

Common questions

Straight answers about how our turnkey process works.

What does "turnkey" actually mean?
It means you hire one company and that company handles everything. Permits, inspections, scheduling subcontractors, coordinating materials, managing the timeline. You don't have to call the county, chase down electricians, or figure out which inspection comes next. We do all of that. You show up when we hand you the keys.
Do I still need to hire other contractors myself?
No. That's the whole point. We bring in the plumbers, electricians, HVAC crews, concrete teams, and anyone else your project needs. We vet them, schedule them, and manage their work. You have one point of contact for everything: us.
Who handles permits and inspections?
We do. Every permit application, every inspection, every revision if the county kicks something back. We know the process in Elkhart County, LaGrange County, Kosciusko County, and the surrounding areas. We've been through it enough times that we know what each office wants before we submit.
How does communication work during the build?
You get regular updates from us directly. When something changes, we tell you. When a decision needs to be made, we bring it to you with options. You're never left wondering what's happening on your own project. But you also don't have to manage it. That's the difference.
Is turnkey more expensive than managing it myself?
People assume it is, but it usually isn't. When you manage a build yourself, delays cost money. Miscommunication between trades costs money. Rework costs money. We avoid most of that because we've done it before and we know how to keep things moving. You get one clear price upfront.
What types of projects can be turnkey?
All of them. Custom homes, barndominiums, agricultural barns, commercial buildings, additions. If it involves construction, we can run it turnkey. The scope is different for a turkey barn versus a custom home, but the idea is the same: you hire us, and we handle everything from permits to the final walkthrough.
What if I want to be involved in decisions?
You absolutely can be. Turnkey doesn't mean you're locked out of the process. It means you don't have to manage the process. You pick your finishes, approve your floor plan, see 3D renderings before we build. You make the decisions that matter to you. We handle the hundred things that don't.
How is this different from a regular general contractor?
Some general contractors coordinate trades and leave the rest to you. Some handle permits, some don't. Some disappear between phases. With us, there's no gray area. We own the entire project from start to finish. Permits, scheduling, inspections, punch list, final walkthrough. If something falls through the cracks, that's on us. Not you.
