Commercial Construction

New offices, warehouses, retail spaces & production workshops — on time and on budget. Serving Northern Indiana — Goshen, Elkhart, South Bend, Mishawaka, Warsaw, LaGrange, and surrounding communities within 45 miles of Middlebury.

Commercial Construction

Your building should work as hard as your business. We make sure it does.

Northern Indiana runs on manufacturing, woodworking, and production. If your facility slows down, your revenue slows down. We don't build generic commercial buildings. We build spaces that fit the way your operation actually runs, whether that means reinforced floors for forklifts or ventilation for a finishing line.

We know the permitting process here, we know which subs show up when they say they will, and we know what this climate does to a building that wasn't built for it. New facility, expansion, retail buildout, it doesn't matter. You get a team that's done it locally.

Turnkey. One contractor. No runaround.

Permitting, site work, foundation, framing, finishes, final walkthrough. We manage every phase and coordinate every trade. You don't pull permits, schedule inspections, or chase down subcontractors. You deal with one team, get honest timelines, and see where every dollar goes.

Manufacturing & Production Facilities

Reinforced floors rated for heavy equipment, material flow layouts that match how your crew actually works, loading docks, and ventilation systems sized for the space.

Warehousing & Distribution

Clear-span structures with tall ceilings, wide truck courts, and dock-high doors. We lay out the building around your inventory flow, not a generic template.

Woodworking & Cabinet Shops

Dust collection that meets NFPA, fire-rated walls, proper ventilation, and floor plans that keep your crew moving without tripping over each other.

Expansions Without Downtime

We phase the work so your operation keeps running. Build the addition first, tie it in second. Your production schedule comes before ours.

Design-Build Services

We get involved early so your budget, timeline, and building specs are all talking to each other. Fewer surprises, fewer change orders.

Built for Indiana Winters

Snow load engineering, insulation that actually performs, and HVAC sized for large industrial spaces. Your January heating bill shouldn't be a surprise.

Questions Business Owners Ask

We build manufacturing facilities, warehouses and distribution centers, woodworking and cabinet shops, retail storefronts, and office spaces. We serve a 45-mile radius from Middlebury — including Goshen, Elkhart, South Bend, Mishawaka, Warsaw, Nappanee, Shipshewana, LaGrange, Ligonier, and Plymouth. If your project involves heavy equipment loads, dust collection systems, loading docks, or specialized ventilation, we've done it.

It means you hire one company and we run the whole thing. Permits, inspections, scheduling every trade, managing the timeline, coordinating materials. You don't have to call the county, chase down subcontractors, or figure out which inspection comes next. We handle all of it. You focus on your business.

We take care of it. Most commercial projects in our area need zoning clearance and site plan review through the county Planning & Development office, plus a state Construction Design Release through Indiana DHS. Requirements vary by county — Elkhart, LaGrange, Kosciusko, St. Joseph, and others each have their own process, and we know them all. Plans have to be stamped by a licensed architect or engineer. Expect 4 to 12 weeks from submission to approval depending on complexity. We handle submissions and revisions. You just sign the applications.

It depends on scope. A retail or office buildout typically runs 4 to 8 months. A warehouse or basic manufacturing shell is 6 to 12 months. A full woodworking shop with integrated dust collection and equipment installation can run 8 to 14 months. Indiana winters limit concrete pours, steel erection, and roofing between December and March, so we schedule foundations and slabs during shoulder seasons when possible. We'll give you a realistic timeline upfront — not an optimistic guess.

Yes, and it's one of the most common situations we deal with. We phase the work so your operations keep moving. Build the addition first, tie it in second. We can work nights or weekends in sensitive areas, put up temporary dust barriers, and keep access open for employees and deliveries. There will be some impact (dust, noise, parking), but we schedule around your production, not ours.

You get a detailed bid with clear line items, allowances for unknowns like site utilities or soil conditions, and no hidden fees. Change orders only happen when you request them, and we provide written pricing and schedule impact before any work starts. Material costs — especially steel and lumber — fluctuate, so we lock in major subcontractors and suppliers early when possible. If budget is tight, we'll have an honest conversation about value engineering rather than cutting corners.

We size everything to your actual operation. That means 125 to 250+ PSF floors for machinery and forklifts, reinforced pads for heavy equipment, and the right clear heights. For woodworking, we build in NFPA-compliant dust collection. Combustible dust is a serious code focus, so that includes explosion vents, spark detection, and housekeeping systems. Fire suppression, ventilation, and electrical for machinery all get coordinated with our engineers before we break ground.

Indiana doesn't require a state contractor license for most commercial work, but we carry full general liability insurance and workers' compensation coverage. We require the same from every subcontractor on our jobs. We can provide certificates of insurance naming you as additional insured for the duration of the project. If your project calls for bonding, we can arrange that as well.

We walk the finished building with you and knock out a punch list of anything that needs attention. You get operation manuals, as-built drawings, and our direct contact info. We back our work with a written warranty, and manufacturer warranties cover materials like roofing, HVAC, and doors. If something comes up six months later, call us. We pick up.
