It depends on square footage, finishes, site conditions, and complexity. You get a detailed bid with clear line items so you know where your money goes. No hidden fees. Indiana winters can impact concrete and exterior work between December and March, so we schedule foundations and framing during optimal conditions when possible. You'll get a realistic timeline upfront — not an optimistic guess.

We handle all of it. You need building permits through your county's Building Department, plus inspections at each stage — footings, framing, insulation, electrical, plumbing, final. Elkhart County, LaGrange County, Kosciusko County, St. Joseph County — each one has its own process and we know them all. We schedule the inspections, manage any revisions, and make sure everything passes the first time.
Changes happen — we get it. Every change order is documented in writing with clear pricing and schedule impact before any work starts. No surprises on your invoice. That said, our 3D walkthrough process catches most design changes before construction begins, which saves you time and money.
Indiana doesn't require a state contractor license for residential construction, but we carry full general liability insurance and workers' compensation coverage. We require the same from every subcontractor on our jobs. We can provide certificates of insurance for your records or your lender.
We walk through the finished home together and knock out any remaining punch list items. You get warranty paperwork, system manuals, and our direct number. We back our work with a written warranty, and manufacturer warranties cover roofing, HVAC, windows, and appliances. If something comes up after you move in, call us. We pick up.
